Project Overview

Presence & Co. was appointed to deliver a fast-paced refurbishment of a residential flat in Kent, following a tenant move-out. The client required a quick turnaround to bring the property back to market in an improved condition. The project was delivered within an accelerated programme of just one and a half weeks, with all works managed and coordinated in-house to ensure efficiency and quality.

The project was overseen by Noah Millis, Junior Construction and Developments Supervisor at Presence & Co., marking this the first project he has independently managed. This provided great hands-on experience in delivering a live refurbishment project within a short timeframe, with full responsibility of coordination and delivery on site.

Scope of Works

Kitchen Replacement – The existing kitchen was fully removed and replaced with a new, modern installation, improving both functionality and presentation of the space.

Full Internal Redecoration – The entire apartment underwent comprehensive preparation and repainting, creating a clean and fresh finish throughout.

Bathroom Repairs and Upgrades

  • Removal of the existing shower screen to investigate a leak
  • Opening up and repairing the affected area
  • Installation of waterproof wall cladding to prevent future issues
  • Reinstallation of the shower screen with improved sealing
  • Replacement skirting fitted where required

New Flooring Installation – New carpets were fitted throughout the property, enhancing the overall feel of the apartment.

Challenges & Solutions

A key challenge was the identification of a leak within the bathroom during the programme. This required immediate investigation and repair without impacting the overall timeline. By addressing the issue quickly and incorporating a more robust waterproofing solution, we ensured both a durable finish and programme continuity.

The short timescale also required careful coordination of trades and materials. Through proactive planning and hands-on project management, all works were delivered efficiently within the set timeframe.

Outcome

The completed refurbishment has transformed the property into a move-in-ready home, suitable for immediate re-letting. The updated kitchen, refreshed interiors and targeted repairs have improved both the condition and market appeal of the flat, ensuring it is positioned effectively for a swift return to occupancy.
