Project Overview
Mill Farm Close is a boutique residential development set in a discreet and peaceful location on the edge of Tunbridge Wells. The project transformed an existing site into a high-quality, private residential enclave, delivering new homes alongside carefully retained original buildings.
At the outset, Mill Farm House, Cobblestone Mews, and The Stables were already established on the site. Planning consent was subsequently granted for the construction of seven additional new-build homes, allowing the site to be thoughtfully expanded while maintaining its character and setting.
Presence & Co. were appointed as project managers, overseeing the development from planning approval through to completion.
Our Role & Scope of Works
Presence & Co. were involved from the earliest stages of the project, providing end-to-end oversight and coordination. Our role included:
· Managing the project from planning through to build completion
· Coordinating and working closely with local subcontractors and consultants
· Overseeing the construction of seven new residential dwellings
· Managing the transformation of the grounds, including access, layout, and landscaping
· Ensuring build quality, programme control, and cost management throughout
The development was delivered just prior to the COVID-19 pandemic, requiring clear communication, strong contractor relationships, and careful project sequencing to ensure timely completion.
Delivery & Completion
The completed scheme successfully blended new contemporary homes with the existing buildings on site, creating a cohesive and attractive residential environment. We
paid close attention to not only the homes, but the grounds and shared areas were finished to a high standard.
Once the development was complete, Presence & Co. remained closely involved in the next phase of the project.
Sales, Lettings & Ongoing Management
Following completion, Presence & Co.:
· Sold and let the properties within the development
· Provided ongoing property and estate management
· Established and now manage the site under a service charge arrangement
Today, we continue to manage Mill Farm Close as an estate, ensuring the communal areas, grounds and shared responsibilities are maintained to protect both the quality of the development and the long-term value of the properties.
